ASSUMABLE HOMES / FAQ

Your questions.
A clearer starting point.

What is an assumable mortgage?

An assumption lets an approved buyer take over an eligible existing mortgage, subject to the loan program and servicer’s requirements. Not every mortgage is assumable.

Does the existing rate cover the whole purchase price?

The existing note rate applies to the assumed loan balance. The difference between the purchase price and that balance is the equity gap. Closing costs and other amounts may also be needed.

Is the equity gap the same as total cash needed?

No. The gap is only part of the picture. Closing costs, prepaid items, deposits, reserves, credits, and any separately approved financing can change the cash needed.

What makes up the full monthly payment?

Compare principal and interest on the assumed loan, taxes, insurance, applicable mortgage insurance, HOA fees, and any separate financing payment. A quoted loan payment may leave out several of these costs.

Do buyers still need approval?

Buyer qualification, loan eligibility, and servicer review still apply. Bhargavi can help you gather property questions; the lender or servicer determines financing requirements and approval.

What if there is no matching home?

Availability changes. Discuss your area and timing with Bhargavi, then decide whether to keep looking for assumables or compare other homes and financing paths. You are not automatically enrolled in alerts.
