THE ASSUMABLE HOME DECISION GUIDE

Would this property still fit your life without the rate headline? Review location, condition, inspection needs, asking price, and resale considerations.
Request the loan program, current balance, reported note rate, remaining term, and the date/source of the information. Ask the servicer to confirm the assumption path.
The equity gap is purchase price minus assumed loan balance. Also consider closing costs, prepaid items, credits, deposits, reserves, and the terms of any separate financing.
Include assumed-loan principal and interest, taxes, insurance, HOA, applicable mortgage insurance, and any second loan. Do not apply the existing rate to the full asking price.
Ask who handles the assumption, what documentation is required, which fees apply, and what remains uncertain. Approval and timing are determined by the lender or servicer.
Decide whether to investigate this home, ask for another opportunity, or compare a conventional purchase. Detailed financial documents belong with a secure lender or servicer channel.
Educational information only; not a mortgage offer or a determination of eligibility. Loan terms, program rules, approval, and property availability must be confirmed.
